As of August 28, 2026, five communities in the Katy, TX 77493 corridor were checked for active builders, individually priced quick move-in homes, published incentives, MUD tax rates, HOA dues, and school zoning. Two of those five, Katy Crossing and King Crossing, have no active builder and no new-home inventory to report. The other three, Sunterra, Elyson, and Porter Ranch, are covered in full below. Porter Ranch also turned out to have no active builder. This is the first edition of a monthly series, so there is no prior month to compare against yet. Every figure below traces to a public source, listed at the end of each section. Where a builder or agency has not published a figure, that is marked NOT PUBLISHED or NOT YET ASSESSED rather than guessed; where a source’s own information was unclear or conflicting, that item is left out of this report entirely rather than published with a caveat.

Why this report exists

Zillow and the major listing aggregators show today’s price. Nobody publishes builder incentives, rate buydown terms, or price movement over time for this specific corridor. Starting this month, that changes. Each edition will track the same homes month over month, so future editions will be able to say which homes sold, which sat, and which builders cut price. This first edition establishes the baseline.

Every price, incentive, tax rate, and HOA figure in this report is pulled directly from each builder’s, community’s, or public agency’s own published materials as of the pull date noted above, and is cited to its source at the end of each section. New Home Know It All does not independently verify pricing or availability with each builder before publication, and any of it can change at any time without notice. Always confirm current price, availability, and incentive terms directly with the builder or community before making a purchase decision. Where a source’s own published information was unclear or could not be confirmed, that item has been left out of this report rather than published as a guess; it is not necessarily wrong, just not confirmed enough to print. If you spot something here that does not match what a source has published, let us know and we will correct it.

Sunterra: 92 quick move-in homes across 19 active builders

Sunterra, at Stockdick School Road and Pitts Road, is the highest search volume community in the 77493 zip code. As of this pass, 19 builders had active sections, and a 20th, Adams Homes, is confirmed sold out. Fifteen of the 19 active builders had at least one individually priced, address-confirmed quick move-in home publicly listed. Four builders, CastleRock Communities, Risewell Homes, Terrata Homes, and Westin Homes, do not currently have a quick move-in home with both an address and a confirmed price publicly listed, so they are not included in the table below.

Prices across the 92 listed homes range from $244,991 (a Lennar Watermill Collection home) to $498,900 (a Tricoast Homes home), with an average of $343,645. Seventy-one homes are complete and move-in ready; 21 are still under construction with completion dates ranging from September through December 2026.

Sunterra incentives

Not every builder in Sunterra publishes a headline incentive. Of the 19 active builders, 11 currently advertise a specific offer:

• Ashton Woods, Beazer Homes, Century Communities, Chesmar Homes, Highland Homes, Long Lake Ltd, Westin Homes, and KB Home: no specific incentive published as of this pass.
• CastleRock Communities: 3.99 percent rate (4.55 percent APR) plus up to $10,000 in closing costs on select homes.
• Brohn Homes: up to $10,000 in closing costs plus 4 percent flex cash (5 percent on select homes), tied to a preferred lender, plus a complimentary kitchen upgrade on customizable homes.
• Davidson Homes: 4.875 percent rate (5.618 percent APR), up to $12,000 in closing costs for contracts by August 31, 2026, a $1,000 self-tour bonus, and a $20,000 flex cash option.
• D.R. Horton: 4.99 percent rate (5.697 percent APR) through DHI Mortgage, a $1,000 Main Street Stars credit for first responders, military, educators, airline, and industrial workers through December 31, 2026, and a limited-time offer of up to $10,000 in closing costs for contracts signed August 3 through August 30, 2026.
• DRB Homes: up to $50,000 in flex cash for contracts signed June 1 through August 30, 2026.
• Colina Homes: six months of no interest plus rates from 4.99 percent.
• Risewell Homes: a 2/1 rate buydown from 2.99 percent (5.599 percent APR), advertised region wide rather than Sunterra specific.
• Tricoast Homes: up to $15,000 in closing costs on move-in ready homes.
• Terrata Homes: builder-paid closing costs plus an included upgrade package (stainless appliances, cabinets, granite, vinyl flooring); the dollar amount is not published.
• Lennar and Village Builders (all collections): a $20,000 credit is referenced site wide, but exact terms are not itemized per collection.

Sunterra public records

Sunterra is served by five Municipal Utility Districts in Waller County. Waller County MUD 35 is confirmed as one of them, with a combined 2025 tax rate of $1.50 per $100 of valuation ($0.48 maintenance and operations plus $1.02 debt service). Rates for the other four districts were not confirmed to this specific community as of this pass, so they are not included here. Buyers should confirm the exact MUD assignment and combined tax rate for a specific address through Waller CAD’s property search before making a decision.

The community is zoned to Katy ISD for most sections (Robertson, McElwain, and Cross elementary schools; Haskett and Nelson junior high schools; Katy High School and Paetow High School), with a Royal ISD section on the KB Home Sunterra North side. Katy ISD received a “B” district accountability rating from the Texas Education Agency for the 2024 to 2025 school year, its third consecutive year at that rating. Robertson Elementary independently carries a “B” rating. Individual TEA ratings for the other zoned campuses were not pulled in this pass.

HOA dues are managed by GrandManors and vary by section and product type. A confirmed, current fee schedule was not available as of this pass, so no dollar figure is published here; confirm the exact due directly with GrandManors for a specific address.

FEMA flood zone is not published as a single figure for the community. Flood zone designation is parcel specific; look up a specific address at FEMA’s Flood Map Service Center before publishing a flood zone claim for any individual home.

Elyson: 49 quick move-in homes across 7 active builders with listed inventory

Elyson, at FM 529 and the Grand Parkway, is the second biggest brand name new construction community in the 77493 corridor. Nine builders have active sections; seven of them had individually addressed, price-confirmed quick move-in homes publicly listed as of this pass. Chesmar Homes has an active 40 foot lot section marked “coming soon” with no individual homes listed yet. Newmark Homes also has an active section, but the addresses and plan names on its current listing page did not match cleanly enough to publish with confidence, so its homes are not included in the table below this month.

Prices across the 49 listed homes range from $324,833 (a Beazer Homes home) to $866,290 (a Highland Homes 80 foot lot home), with an average of $500,825. Forty-one homes are complete and move-in ready; 8 are under construction (all in Westin Homes’ current section, which does not publish completion dates).

• Perry Homes: up to $55,000 in incentives through August 31, 2026.
• Beazer Homes: $15,000 in flex savings plus a move-in package through September 1, 2026, tied to Beazer’s Choice Lender.
• Brookfield Residential: a fixed 3.99 percent rate on select homes through August 31, 2026.
• Highland Homes (55ft and 65ft lots): a 3.99 percent first year rate offer; the 65ft section specifies contracts signed August 7 through September 7, 2026 through Highland Homeloans.
• Newmark Homes: a $5,000 Hometown Heroes credit. Additional flex cash offers were published on the builder’s site but dated to March 2026, too old to confirm as current September offers, so they are left out here.
• Toll Brothers: the most recently published offer (no closing costs) expired March 15, 2026. No current offer was found published as of this pass.
• Chesmar Homes: an “Imagine Happier Bonus” is named on the builder’s site with no dollar amount disclosed.
• David Weekley Homes and Westin Homes: no specific incentive published as of this pass.

Elyson public records

Elyson sits in Harris County. Three Municipal Utility Districts serve the community per a Brookfield Residential community information sheet: MUD 458, MUD 532, and MUD 534. The Harris County Tax Office lists MUD 534’s 2025 combined rate at $1.50 per $100 of valuation ($0.20 maintenance and operations plus $1.30 debt service). Current confirmed rates for MUD 458 and MUD 532, and a total combined tax rate for a specific address, were not available from a source we trust enough to print this pass; confirm those figures directly with Harris CAD.

The community is zoned to Katy ISD, split between Boudny Elementary and McElwain Elementary depending on section, Nelson Junior High, and Freeman High School (with Paetow High School as an alternate assignment for some sections).

HOA dues are managed by Elyson’s HOA management company, Cohere, and vary by section and product type. Published figures conflicted enough across sources that no single number is printed here; confirm the exact due directly with Cohere for a specific address.

Katy Crossing and King Crossing: no active builder, no inventory to report

Both communities, near Stockdick School Road and Katy Hockley Road, have zero active builders as of this pass. Katy Crossing’s two sections (Centex Homes and Lennar’s Gulf Coast Collection) show sold out as of July 2022 on the listing aggregator Jome, and both builder pages are marked as no longer available on NewHomeSource. King Crossing’s two sections (Pulte Homes and Beazer Homes) are similarly delisted on NewHomeSource, with no active pricing, floor plans, or inventory shown, and Homes.com shows no new construction listing for King Crossing at all. Full detail on both communities’ status is covered in a separate page on this site published earlier this month. Neither community is included in the pricing tables above because there is nothing currently for sale.

Porter Ranch: no active builder, sales concluded in 2022

Porter Ranch, near Stockdick School Road and Porter Rd, also has no active builder. The master developer’s own site states plainly that new home sales concluded in Porter Ranch in 2022. Lennar was the sole builder during active sales, and NewHomeSource’s community page for that section now displays “this community is no longer available.” Only resale homes are currently on the market there, which falls outside what this report tracks. Porter Ranch is included in this edition’s Communities tracking as a status update rather than as an inventory source: MUD 449 (Harris County) carries a 2025 combined rate of $0.94 per $100 of valuation, and HOA dues are $700 per year, due January 1, per the community’s HOA management company.

What this baseline shows

Sunterra and Elyson together account for 141 individually priced, currently available new construction homes in the 77493 corridor as of August 28, 2026, ranging from $244,991 to $866,290. Sunterra has roughly twice as many active builders with published inventory as Elyson (15 versus 7) but a lower average price ($343,645 versus $500,825), consistent with Sunterra’s positioning as the more affordable, higher volume community and Elyson’s as the more established, larger lot product. Katy Crossing, King Crossing, and Porter Ranch, despite still appearing in older articles and generic searches as if they were active options, have no current new home inventory at all.

This is the baseline. Next month’s edition will show which of these 141 homes sold, which sat, which builders cut price, and which incentives changed or expired. It will also revisit the handful of builders and figures left out of this edition, Risewell Homes and Newmark Homes among them, to see whether clearer information is available by then.
