Which Katy, TX 77493 Communities Have the Lowest MUD Tax Rate?

Among the communities with a confirmed, official municipal utility district rate on file, Sunterra has the lowest single MUD rate found in this comparison at $0.65 per $100 of valuation, though that rate applies to only one of its four districts. Here is the full comparison, and why some communities in the 77493 competitive set are left out of it entirely.

MUD only rates on file, by community

Sunterra: four separate MUD districts apply across the community, with on file rates of $0.65, $0.88, $1.50, and $1.50 per $100 of valuation. Confirm which specific district covers a given address before assuming the lowest rate applies.

Morton Creek Ranch: served by Harris County Municipal Utility District No. 432, with a MUD only rate of $1.06 per $100 of valuation per the district’s own tax assessor collector.

Porter Ranch: served by Harris County MUD 449, with a 2025 rate of $0.94 per $100 of valuation, down from $1.50 per $100 in 2013. Porter Ranch is fully sold out as of 2022, so this rate is relevant to existing homeowners there, not to a new construction buyer today.

Grange: sits in Waller County MUD No. 55A, with a 2025 adopted MUD only rate of $1.50 per $100 of valuation. Grange’s own published fact sheet also gives a full combined 2025 rate of $3.28906 per $100, the only community in this comparison with a confirmed full combined rate rather than a MUD only figure.

Communities left out of this comparison, and why

Katy Reserve: a property tax rate is not published. Other sources checked either omit the figure or conflict with each other, so we are leaving a specific number out.

Elyson: multiple MUD districts apply across its sections, and a single combined tax rate cannot be stated accurately for the community as a whole, so no MUD only figure is given here. The Katy ISD portion of the rate is $1.12 per $100 of valuation, but that is a school district rate, not a MUD rate.

Katy Lakes: no official MUD district record was found for this community. Independent listing sites report a combined effective rate that varies from about 3.07% to 3.65% depending on builder section. Because that range is wide and not independently confirmed, we are leaving the specific number out.

Katy Court: no official MUD district record was found either. Each builder publishes only its own estimated combined effective rate for its section: Pulte Homes states 2.88%, Perry Homes states about 2.95% to 2.97%, and Newmark Homes states 2.97%. These are builder estimates of the full combined rate, not an official MUD only figure, so they are not directly comparable to the MUD only rates listed above.

MUD rate versus the full tax bill

A MUD only rate is one line item on a much longer tax bill; the full rate for a given address also includes the school district, county, and any other taxing entities that apply there. The MUD only figures above are useful for comparing the utility district cost specifically between communities, but they are not the total property tax rate.
