Is There New Construction in Katy, TX 77493 With No HOA?
No. Every actively selling master planned or multi builder community in the 77493 competitive set this site tracks carries a mandatory homeowners association as of August 2026. Here is what those dues actually run, community by community, and why a no HOA option is unlikely to show up in this market.
HOA dues by community
Sunterra: roughly $1,100 per year in one section to roughly $1,635 per year in another, depending on builder and section.
Elyson: $1,384 per year as of a 2024 figure, varying by section, plus a separate $375 charge in the gated section.
Grange: $1,320 per year, plus a $375 transfer fee and a capitalization fee of 0.5 percent of the purchase price on new construction.
Morton Creek Ranch: independent listing sites report dues of roughly $51 per month, which would include ground maintenance; the managing company, Crest Management, does not publish a specific figure on its own site, so confirm directly with Crest.
Katy Lakes: governed by the Katy Lakes Property Owners Association, managed by Crest Management Company. Crest’s own community page does not publish a current dues figure, so we are leaving a specific dollar amount out.
Katy Court: independent listing sites report dues of roughly $900 per year across all three active builders’ sections. An official dues schedule was not found on an approved source, so confirm current dues directly with the builder’s sales office. Pulte Homes’ section notes there is no separate CDD fee.
Katy Reserve: HOA dues are not published.
Why almost none of these have a no HOA option
Every community above is a master planned or multi builder development with shared amenities, pools, parks, ponds, entry monuments, and a common set of deed restrictions that apply across every builder’s section. An HOA is the mechanism that funds and enforces all of that, which is why large master planned communities in this price band almost never go without one. A true no HOA option in the Katy area is more likely to turn up on a smaller, non master planned infill lot, or in an older established neighborhood outside the current new construction competitive set this site covers, not in any of the active communities researched here.
