Katy vs Fulshear: Which One Is Actually Right for You?

People treat this like a coin flip between two similar suburbs. It is not. The single biggest difference between Katy and Fulshear is one most buyers do not discover until they are already attached to a house, and it can swing both your child’s school and your tax bill.

Here is the comparison with the parts that matter left in.

The school district trap

Most people assume Fulshear means Lamar Consolidated ISD and Katy means Katy ISD. That is wrong, and it is the most expensive assumption in this comparison.

Fulshear is served by both Lamar Consolidated ISD and Katy ISD, depending on where in Fulshear you are. Plenty of Fulshear addresses feed Katy ISD schools. Plenty do not. Two homes a few minutes apart can be in different districts entirely.

So how do the two districts compare? Using Niche’s 2026 rankings:

Katy ISD: overall grade A plus. Ranked 10 of 876 in Texas, 181 of 10,394 nationally, and number one in the Houston area. Community rating 4.18 out of 5 across 793 reviews.

Lamar Consolidated ISD: overall grade A minus. Ranked 98 of 876 in Texas, 12 of 52 in the Houston area, and 4 of 6 in Fort Bend County. Community rating 3.92 out of 5 across 318 reviews.

Lamar CISD is a good district. It is not a knock to say Katy ISD grades higher, because Katy ISD grades higher than almost everyone. But if you are moving here specifically for Katy ISD, do not trust the mailing address. Confirm the campus zoning for the exact lot.

And the part that surprises people

You might assume the higher rated district costs more in taxes. It does not.

For 2025 to 2026, Lamar Consolidated ISD’s total rate is $1.1469 per $100 of valuation, made up of $0.6669 for maintenance and operations and $0.4800 for debt service. Katy ISD’s rate is $1.12 per $100.

So the district that grades A minus currently carries the slightly higher school tax rate. That is not a scandal. Lamar CISD raised its debt service portion specifically to accelerate principal payments on construction driven by enrollment growth, which is what happens when a district has to build schools fast. But it does undercut the idea that moving to Fulshear is the budget option by default.

Growth stage, which is the real lifestyle difference

These two places are at different points on the same curve.

Fulshear’s population went from 1,134 in 2010 to 16,856 in the 2020 census, then to an estimated 64,630 by 2025. That is 283 percent growth in five years, on top of nearly 1,400 percent the decade before.

Numbers like that have a texture you feel daily. It means constant construction, roads and retail perpetually catching up to rooftops, schools opening and boundaries shifting, and a downtown that is still becoming whatever it is going to be.

Katy is further along. More of the retail, medical and restaurant infrastructure is already built, more communities are finished, and the road network is more settled. Katy is still growing hard, it is just not growing from a village.

Which is better depends entirely on your temperament. Some buyers love getting in early and watching it fill in. Others find it exhausting and want the grocery store to already exist.

The commute, honestly

Katy sits about 29 miles west of downtown Houston, directly on Interstate 10.

Fulshear is about 33 miles from downtown, and this is the part the mileage hides: it is not on the freeway. Interstate 10 at Brookshire is roughly 7 miles north of Fulshear. Most Fulshear commuters work their way out on FM 1093 or Westpark, or drive north to reach Interstate 10.

Four extra miles on a map is not the story. The story is the surface road time at the front of the trip, every single day, in both directions.

If you commute into the energy corridor, the medical center or downtown, drive it from the specific house you are considering, at the hour you would actually leave. Not on a Saturday. This is the factor buyers most often underestimate and most often regret.

What you get for the money

Broadly, Fulshear tends to give you more house or more lot for the same number, and Katy tends to give you more convenience and more finished infrastructure. Fulshear also has some genuinely beautiful communities with a more rural, open feel that Katy largely cannot match anymore, because Katy already filled that land in.

But do not compare sticker prices. Compare the monthly carrying cost, because both areas are full of Municipal Utility Districts and MUD rates vary wildly by section, not just by city. A lower priced Fulshear home in a high rate district can cost more per month than a higher priced Katy home in a low rate one. I have watched buyers get this backwards more than once.

Run the real number: base price, the actual MUD rate for that specific section, HOA dues, and insurance. Then compare.

Quick side by side

Distance to downtown Houston. Katy about 29 miles, directly on Interstate 10. Fulshear about 33 miles, with Interstate 10 roughly 7 miles north at Brookshire.

County. Katy sits at the tripoint of Harris, Fort Bend and Waller. Fulshear is in northwestern Fort Bend.

Schools. Katy is predominantly Katy ISD, grade A plus, 10th in Texas. Fulshear is split between Lamar CISD, grade A minus, 98th in Texas, and Katy ISD depending on the address.

School tax rate for 2025 to 2026. Katy ISD $1.12 per $100. Lamar CISD $1.1469 per $100.

Growth stage. Fulshear is earlier and faster, 283 percent population growth from 2020 to 2025. Katy is more established.

Feel. Fulshear is more open and more rural, and changing quickly. Katy is more built out and more convenient.

So which one

Choose Fulshear if you want more land and a more open feel, you are comfortable living through years of construction and shifting school boundaries, and your commute either does not exist or does not run through the worst of it.

Choose Katy if Katy ISD is a firm requirement rather than a preference, if you want the infrastructure already finished, or if you commute on Interstate 10 daily and want to be sitting on it rather than driving to it.

And whichever way you lean, verify three things on the specific address before you commit: the school zoning, the MUD rate for that section, and the real drive at the real hour. Those three will tell you more than any comparison article, including this one.
